A high level look at land use in Greater Victoria - from shopping malls, strips and stroads to light industrial, institutional and marine uses.
Future layers to be mapped may include population density, residential sprawl, green space, parking lot coverage, yoga studio and flower shops densities (probably not kidding).
I'm not an expert in land use analysis and mapping so I'd love your thoughts, feedback and potential collaboration as this project evolves.
Without context it's difficult to know if the region's land use is a good, bad or indifferent thing. So we'll share below comparisons to other cities for perspective and evolve this analysis in the months ahead. You will be surprised to discover how different Victoria is compared to the rest of Canada.

Observations
Into 2026 two new light industrial/business districts are being marketed in Langford:
Terra by Beedie - 2750 Leigh Rd - 29.2 acres (0.12 sq km)
Langford Heights by Bastion and Strand - 2207 Millstream Rd - 17.1 acres (0.07 sq km)
CRBE Victoria Industrial Figures Q3 2025 - Highlights (bold text emphasis mine):
"In Q2 2025, Jim Pattison acquired a portfolio of three car dealerships in the Midtown area and included two adjacent properties, Campus Infiniti and Campus Nissan, with Campus Honda located separately. Subsequently, at the end of Q3 2025, Jim Pattison finalized the acquisition of Campus Acura, which is also adjacent to the initial two co-located properties. The three contiguous dealerships (Campus Infiniti, Campus Nissan, and Campus Acura) are reportedly being considered for redevelopment into a residential site, while simultaneously providing substantial holding income. This land assembly, encompassing over four acres, was acquired at an average price of $173 per sq. ft. based on land size. Campus Honda, a standalone acquisition, was purchased at $134 per sq. ft. on a land value basis."
