Context
GAIN Group bought the land in December 2021 with plans for a stand alone Mercedes dealership. With adoption of Uptown Douglas Plan by Saanich Council it was clear stand alone car dealerships would not be permitted and Mercedes would not enter a contract with housing above, thus the switch to a residential development.
Developers have tried to purchase the building at the corner of Cloverdale and Oak but the owners have declined; yet the 816 Cloverdale design proposal will allow for development and underground parking on a potential future development at 800 Cloverdale Ave.
